Mandurah’s mix of canal-side homes, estuary suburbs, coastal dune country and big new estates to the north and south means retaining walls do very different jobs here. Some hold up sloping sandy blocks; others manage levels on flat, low-lying lots near the water. Retaining Walls Perth connects Mandurah homeowners with a local, insured specialist for a free quote.

Typical Mandurah retaining wall jobs
- Terracing sloping coastal-dune blocks for usable lawn and outdoor living
- Boundary walls on new estate lots in growth areas such as Lakelands and Madora Bay
- Low walls and garden edging on flat estuary and canal-area lots
- Retaining around pools, patios and holiday-home renovations
- Replacing tired limestone and timber walls on older homes
Low-lying and waterfront lots
Near the estuary and canals, the issue is less slope and more water. A higher water table and sandy ground mean drainage and footing design matter, and adding fill to raise a yard may need planning approval if it lifts levels more than 0.5 m. Canal lots have specific rules: the City’s Local Planning Policy No. 1 sets setbacks and maximum heights for retaining walls near the canal wall (for example, a first wall up to 1.5 m high set back at least 1 m from the canal). Check with the City of Mandurah before planning anything near a canal wall.
Sloping blocks
Some coastal blocks sit on steep, loose sand. Limestone gravity walls are a traditional choice; slim concrete sleeper walls work well on tight side boundaries. Taller walls should be engineer-designed, especially with a house or pool above.
Salt air
As anywhere on the coast, ask about the corrosion protection on steel posts and fixings.
Permits in Mandurah: City of Mandurah
The City of Mandurah says a minor wall retaining no more than 0.5 m generally doesn’t need a building permit if it isn’t associated with other building work or affecting adjoining properties (additions that increase retained height are excluded). Higher walls need a building permit and in some instances planning approval, and walls that raise ground levels by more than 0.5 m will generally need planning approval. The R-Codes also limit fill within 1 m of a boundary to 0.5 m above natural ground unless a local development plan says otherwise, so check any estate LDP. Full detail in our WA permit guide.
What it might cost
Published Perth guides put typical installed prices as of 2026 at about $260 to $630 per lineal metre for concrete sleeper walls and about $420 to $680 per square metre of face for limestone, before drainage, engineering and permits. These are typical ranges, not quotes; see the Perth cost guide. Your Mandurah specialist will price your actual site.
