The City of Armadale stretches from the flat coastal plain up into the Darling Range. That makes it one of the most varied areas in Perth for retaining: flat estate lots in growth suburbs such as Harrisdale, Piara Waters and Haynes, established homes around the Armadale town centre, and genuinely steep blocks in the hills suburbs. Retaining Walls Perth connects homeowners across the City of Armadale with a local, insured specialist for a free quote.

Three kinds of ground
- Plain estates: western growth areas are generally flatter, with stepped estate lots.
- Clay: one Perth landscaper lists parts of Armadale on the Guildford Formation clays, which Perth geotechnical guidance notes can be moisture-reactive.
- Hills: on the Scarp and in the hills suburbs, blocks can be steep and rocky, and taller engineered walls are common.
Your specialist will look at the ground on your lot rather than assume.
Typical Armadale jobs
- Cut-and-fill retaining for houses, sheds and driveways on sloping hills blocks
- Boundary walls on new estate lots
- Replacing failed timber or dry-stacked walls
- Terracing steep gardens
- Walls with drainage designed for clay or rock
Steep blocks need engineering
On sloping hills blocks, walls are often well over 1 m and carry a house, driveway or shed above them. These almost always need an engineer’s design and a building permit, and sometimes planning approval. Excavation in rock and difficult access can add to cost. Get those items itemised in your quote.
Questions to ask on a hills block
- Will the wall be engineered, and who arranges the engineer and permit?
- Is a soil report or site classification needed?
- How will stormwater from above the wall be collected and taken away?
- Can a machine get in, or is it hand work?
Permits in Armadale: City of Armadale
The City of Armadale’s retaining wall information sheet (Feb 2025) says walls over 0.5 m need a building permit, a wall on the boundary between properties may need one regardless of height, and planning approval may also be required. Its checklist includes a structural engineer’s certification. The R-Codes also limit fill within 1 m of a boundary to 0.5 m above natural ground unless a local development plan says otherwise, so check any estate LDP. Full detail in our WA permit guide.
What it might cost
Published Perth guides put typical installed prices as of 2026 at about $260 to $630 per lineal metre for concrete sleeper walls and about $420 to $680 per square metre of face for limestone, before drainage, engineering and permits. These are typical ranges, not quotes; see the Perth cost guide. Your Armadale specialist will price your actual site.
