Timber Retaining Walls in Perth

Timber sleeper walls are the cheapest retaining wall to build, and for a low garden bed edge they can do the job. But in Perth conditions they have the shortest life of any common wall type, and some councils won’t accept them near a boundary. This page sets out the honest pros and cons. Retaining Walls Perth can connect you with a local, insured specialist who can quote timber or a longer-lasting alternative.

Types of timber retaining wall

  • Treated pine sleepers: the budget option, laid horizontally between posts or stacked for low edges.
  • Hardwood sleepers: heavier and more expensive than pine, used for a more natural, rustic look.
  • Timber sleepers with steel posts: timber infill between galvanised steel posts, which removes the rotting timber post from the equation but still leaves timber sleepers in contact with soil.

Typical costs (as of 2026)

  • Timber sleeper wall: typically about $210 to $470 per lineal metre (Landscapes WA; What’s The Damage), or about $220 to $420 per square metre of face (Landscapes WA).
  • Hardwood sleeper wall at 1 m high: typically about $295 to $630 per lineal metre (What’s The Damage).

For comparison, concrete sleeper walls typically run about $315 to $630 per lineal metre at 1 m high. Drainage, removal of an old wall and any permit are extra. See the cost guide.

How long does timber last in Perth?

Landscapes WA gives timber sleepers a typical life of 10 to 15 years, and says that in Perth sand, with reticulation running against them, they “rot from the ground up”. By comparison the same guide gives concrete sleepers about 30 to 50 years and limestone 50 years plus. A cheaper wall that you rebuild twice can cost more over time than a concrete or masonry wall built once.

Council limits near boundaries

Check your council before using timber on a boundary. The City of Kwinana’s retaining wall information note says walls on or next to a lot boundary must be masonry type (brick, limestone or granite block, or concrete post and panel), and that timber sleepers, metal sheeting or fibre-cement “will not be regarded as being a suitable material and will not be approved”. Other councils may take a similar view; ask yours. Landscapes WA also says it rarely recommends timber “for anything structural or on a boundary”.

Where timber still makes sense

  • Low garden bed edges and raised vegetable beds, well away from boundaries
  • Short-term or temporary retaining
  • Rustic garden settings where the look is the point and the height is small

Even here, keep reticulation from spraying the sleepers constantly and put drainage behind the wall.

Permits still apply

Material doesn’t change the 0.5 m rule. A timber wall retaining more than 0.5 m, or one tied to other building work or affecting the neighbour’s land, generally needs a building permit. See the WA permit guide.

Replacing an old timber wall

Many older Perth homes have treated pine walls now reaching the end of their life. Common replacements are concrete sleepers (including woodgrain-effect sleepers that keep a timber look) or limestone. See also retaining wall repair and replacement.

Timber wall FAQs

Is timber cheaper than concrete sleepers?

Up front, usually yes. Typical timber rates start lower ($210 vs $315 per lineal metre at the low end in one 2026 guide), but the ranges overlap and timber has a much shorter life.

Can I get the timber look without the rot?

Yes. Woodgrain-effect concrete sleepers are made for this. One WA guide puts a 1.0 m woodgrain concrete sleeper wall at about $340 to $520 per lineal metre.

Will my council approve timber?

It depends on the council and the wall’s location. In Kwinana, not on or next to a boundary. Elsewhere, check first. See local pages such as Kwinana, Baldivis and Canning Vale.
