Baldivis has been one of Perth’s fastest-growing suburbs, and with that growth come thousands of new house lots, many of them stepped up or down from their neighbours. If you have just moved into a new Baldivis home and the back yard is a bare pad with a drop at the side fence, or an older acreage block needs a level area for a shed, retaining is usually part of the job. Retaining Walls Perth connects Baldivis homeowners with a local, insured specialist for a free quote.

Typical Baldivis retaining wall jobs
- Side and rear boundary walls on new estate lots where the developer’s pad levels left a step to the neighbour
- Levelling a sloping back yard for lawn, a patio or a pool
- Walls beside driveways and crossovers on corner lots
- Shed pads and levelling on larger lots
- Replacing developer-installed walls that have been damaged or undermined
Baldivis ground conditions
Like most of the southern coastal plain, many Baldivis lots are sandy: generally free-draining and easy to dig, but with no cohesion, so cut faces collapse quickly and compaction of fill matters. Conditions vary, so your specialist should check the actual ground and drainage on your lot.
Estate rules first
Many Baldivis estates have their own design guidelines or a local development plan (LDP) controlling fences, front walls and retaining materials. Some developers specify limestone or a particular block for street-facing walls. Before you choose a material, check your contract of sale or the developer’s guidelines, then the City of Rockingham’s requirements.
Which material suits?
On side boundaries, slim concrete sleeper walls are popular because they save width on compact lots and can carry a Colorbond fence. Out the front, limestone suits the look of many Baldivis streets. For walls under a house pad or pool, an engineered block wall may be specified.
Permits in Baldivis: City of Rockingham
The City of Rockingham says all retaining walls greater than 500 mm high need a building permit before work starts, and that walls under 500 mm also need one if they encroach, reduce the bearing capacity of adjoining land, damage a structure or change natural site drainage. It also expects walls to be built wholly within your lot and designed around the fence that will sit on top. The R-Codes also limit fill within 1 m of a boundary to 0.5 m above natural ground unless a local development plan says otherwise, so check any estate LDP. Full detail in our WA permit guide.
What it might cost
Published Perth guides put typical installed prices as of 2026 at about $260 to $630 per lineal metre for concrete sleeper walls and about $420 to $680 per square metre of face for limestone, before drainage, engineering and permits. These are typical ranges, not quotes; see the Perth cost guide. Your Baldivis specialist will price your actual site.
Baldivis retaining wall questions
My new Baldivis lot is higher than next door. Who builds the wall?
Generally whoever changed the level of the land is responsible for retaining it. On new estates, the developer may already have built walls; check your contract and title documents.
Can I use timber sleepers on my Baldivis boundary?
Check with the City of Rockingham first. Timber has a much shorter life, and masonry or concrete systems are the usual choice for boundary walls.
